Planned Door & Window Maintenance
We provide planned maintenance schedules, to ensure you comply to BSI regulations and do not encounter expensive problems further down the line. We carry out planned maintenance on all types of Doors & Windows It is very important to have All Doors & Fire doors serviced at regular intervals in order to comply with regulations.
Fire Doors are covered by British Standard BS8214 2008 which in section 13 states:
Door leaves and door frames should be examined at six-monthly intervals for superficial damage, structural damage and excessive bowing or deformation. It is not easy to repair doors and maintain the interactive behavior of the various component parts, except for minor repairs, which should only be undertaken with the approval of the door manufacturer. When any other damage is detected, the complete door leaf or door frame should be replaced. It is important to ensure that the replacement door is able to provide the same level of fire resistance as the damaged door and, if intumescent seals are fitted in the frame, that the new door is compatible with the fitted seals. Workplace (Health, Safety and Welfare) Regulations 1992. Employers have a general duty to ensure, as far as is reasonably practicable, the health, safety and welfare of employees under section 2 and for building users under section 4 of the Health and Safety at Work Act (1974).
Therefore, we recommend the following maintenance program for fire doors:
The service provides for lubrication, adjustment and a detailed inspection of all types of manual fire doors. Where necessary, the service includes for the rectification of minor faults, i.e. adjusting closing speeds, backcheck, and correct latching action. Door fittings, i.e. handles, kickplates etc will also be inspected and made secure if required. The service does not include for the removal of any doors or replacement of any parts. Following completion of the service, our engineer will submit a handwritten report outlining any major defects or work that should be carried out to ensure the correct functioning and compliance of the door.
